It has a title and would be a private sale.I have ran some numbers based on comps and feel comfortable with my max number, but given I don’t know the area, I am balancing risk vs reward (finding trusted POCs, lawyer, etc) and paying them and also knowing if the area fits growth plans.Coffee essentially pays for everything so I wouldn’t rush to develop.
