We use Rentec Direct and really love it.It collects our rent, applies late fees, deposits our rents in our bank account, tracks expenses, screens our tenants, markets our properties, generates forms we can send out for docusigning by our tenants, tracks leases, and much more.

They are much easier to deal with and there are no hurdles or lender requirements to meet other than paying the note on time every month.

In my case, I always tell prospective tenants ahead of time to expect an email from this site, and so far (knocking on wood) no one complained.

I understand that this is a weird situation and there is no clean solution, but I see it working.
