@Zachary Scott IMO, I believe this could be pretty subjective but I think it would depend on your comfort level and risk avoidance regarding certain things, e.g. rancher on a waterfront lagoon in terms of flooding issues, age of the home and potential termite issues resulting in structural damage, roof condition and what could be underneath of it from leaks.

Far from the 2% rule but this is a city that's 20 minutes from NYC so you're lucky if you can get above 1% (I'm not advocating for this type of deal necessarily but the numbers worked and I didn't care about hitting a home run on my first deal)2019: Saved up enough money and felt comfortable enough to start looking for a second deal.

My contractor was looking at it for another buyer but there were some plumbing issues that the buyer was not comfortable with.

Anyways, I'm fairly knowledgeable on the financing side of things due to my day job, but when it comes to locating properties for maximizing cash flow and finding qualified tenants I have tons of questions. 

Whereas this was an inherited house and there were several siblings I do not feel comfortable buying the property sub2.

I feel comfortable offering full ask without actually going to see the house, no inspection and no contingencies at that price 

This is the asset class I want to get into, mostly because its my comfort zone. 

Detroit is a very tech-forward/ 'first adopter' type of city and we believe that young career professionals will appreciate the comfort and convenience that is synonymous with smart home automation.
