@Zachary Scott IMO, I believe this could be pretty subjective but I think it would depend on your comfort level and risk avoidance regarding certain things, e.g. rancher on a waterfront lagoon in terms of flooding issues, age of the home and potential termite issues resulting in structural damage, roof condition and what could be underneath of it from leaks.

I reinvested proceeds from the rent collected from the first tenant, to spruce up the second bedroom (I call it the nature room) I added a full length body mirror, study desk, a few various wall decors, updated the listing pics (didn’t get to put in service the new comforter and pillows, since I’m still waiting on them to be delivered) changed two small details in my outreach marketing message, and it made all the difference in response rate from the female demographic; since the majority of travel nurses are females, I realized they would not feel safe/confident in booking from, who they presume, is a single male, so I included a profile picture of my gf and I.

Far from the 2% rule but this is a city that's 20 minutes from NYC so you're lucky if you can get above 1% (I'm not advocating for this type of deal necessarily but the numbers worked and I didn't care about hitting a home run on my first deal)2019: Saved up enough money and felt comfortable enough to start looking for a second deal.
