I have an off-market opportunity and want to jump on it! 

Most properties over there get snatched up really quick since they are in good school districts with low purchase prices and you don't need to do super nice finishes to get top of the market rent or ARV. 

You're decorating for the market!!!!

It's a great strategy and you're in a great market to be in. 

Every nightly rental review that has one, is only positive and they usually have 100s of reviews(at least the only ones I can find).I wanted to stand out in my market, while checking the box of "hot tub" since it's a standard amenity now. 

Wow! Looks like there is a lot more movement this month in Dallas-Fort Worth!

This is why MHPs with homes attached are so difficult to market. 

It might be worth looking into specialized insurance providers that cater more to investors with rental portfolios, as they usually understand the nuances of long-term investing and tend to be more flexible.Also, if you're investing in certain markets, like Indianapolis, where property values are lower, you can sometimes balance these insurance hiccups with much better returns on your investments.
