I would like to partner up or go under some ones wings so I can learn the ropes I do have a lot to offer I have 3 work trucks and a large trailer for houses that need cleaning or fixing my 2 older sons have a contracting license they are insured and bonded in Colorado and can fix and repair almost anything in a house from drywall replacement to painting to changing out sinks to changing out counter tops you name it we can do it  if you need help in the property management area my wife has been doing it for over 10 years from working at Windermere at Fort Lewis WA to working in the springs watching over about 120 houses threw the company she works at now.

My wife and I recently purchased an investment property, with the intentions of establishing an LLC.I spoke to our lender (Quicken Loans) and they will not allow us to transfer the title to an LLC.Our sole purpose of moving the title to the LLC, was because we are wanting to purchase another property and based our Debt/Income ratio, it is unlikely a lender we agree to a 3rd mortgage.What other options do we have?

And note: infill houses in established areas of development is a pretty safe bet, but when you start getting into multi-units (more than 4 units), I would highly suggest you do a needs assessment and run the numbers on ALL aspects that will affect your true Net.Now get to work!

Otherwise if your lender doesn't have a problem, you could draft up an amendment (or similar form) to assign the OTP to your LLC, if it is established before closing.

If it's clearly stated in the lease that it's the tenant's responsibility, then stop by the unit or call the tenant and walk them through the process of getting the utilities established in their name.
