I’m not going to jump into a bad deal but I also don’t wanna sit around and loose time that I could be doing something that will work out in the long run.

In some state you may loose some homestead or medicaid benefit.

Typically there should be an early termination page on every lease agreement The penalty can be 1 or 2 months of rent but with your tenant loosing his job.

You might have to pay a fee, but it beats loosing 50%. 

However lending is getting quite loose these days.

If the tile is loose and coming up, then it may be better to remove, even if it costs you a few bucks.

Often they hold the cards because they collect rent, then disburse to you, which puts you in a precarious situation.Sounds like the writing's on the wall, though in terms of your relationship with your PM and their sub(s).So, I'd be thinking in terms of replacing them first, and then if you feel the work was truly out of scope, fraudulent, or borderline negligent, AND you feel the contractor and/or PM has enough to loose to actually have to defend themselves and pay out, then I'd pursue.If nothing else this action sends out smoke signals to future PMs that you're not dealing with this nonsense. 

So, you're bound to hear from them, even if there are only a few around. 

But when it comes down closet rod is loose, etc. it gets so frustrating. 

Vinyl wood is the most durable and easy to Reglue if it comes loose.
