If this is an unexpected and large sum of money to your friend, I'd recommend they put it in the bank, don't touch it for at least 12 months, and spend that time becoming financially literate.  

It takes a buttload of time, effort, and money to clean that up, and it doesn't just go away after a couple weeks - somebody has to scrub that crap off the walls, floors, cabinets, vents, curtains, furniture, clothes - literally EVERYTHING. 

You can literally wait 5 days till the new year or even 2 days after Christmas.

They asked her to change her landscape contractor (why she didn’t have the landscape be her renters responsibility for a b/c class house is beyond me) and she has literally changed almost every appliances (not even that old) in that house just to keep them quiet.

He buys a 10-15k dump then immediately does a “rent to own “with poor people who can’t afford to keep it up or make the payments because they are not financially literate or lack the wherewithal to do so .

He was a contractor & they had literally completely rebuilt the home from the inside out & expanded it 900sq ft, plus built on a new 2 story 3.5 car Coach house.
