Approach the situation nicely and offer to help her out - if she refuses you'll be left with no recourse but an eviction that will end up on her backround check therefore holding her back on future rentals.

Most of these deals have debt on them so if something goes wrong the bank could take the property back and I don't think there would be much left after all is said and done.

I do not own any mortgage on this property and will cash out some serious cash to fund another deal while still having positive cash flow and equity left in this one!

Doing the latter would improve my cashflow from that paid for unit from 1000/month (for the paid for house left as is and cashflowing) to about 1250-1400/month of cashflow with the cashout refi used to leverage 3 more properties.I intuitively understand that the refi method will in the end make more money, since I'll have increased my house numbers by 3 (from 3 to 6), adds ~450K to my portfolio in house values (each being roughly 150k) and will have renters paying down the mortgages and also covering taxes and insurance as well.

.- I immediately go to the courthouse and purchase 38 pages of the pre-foreclosures (have yet to send the letters)- I also have been shopping Craigslist in the local market and reaching out to sellers.The first seller that has responded to me has decided to sell b/c his partner, who was the "hands on guy" has moved to another state in PA for a better opportunity and has left him with the 8 properties.
