I did realize after I made this post that the Applicant's monthly car payment of over $700 is actually included in the total monthly debt obligation which is above $1300 so I over calculated the car payment into the expenses.

Hi Craig,If you own a majority of the LLC and you are the personal guarantor of the loans, lenders will likely include the LLC owned properties in your DTI calculations.

That worked best for me since I don't need a "name brand" brokerage as I'm not trying to be an actual realtor.
