What I usually do is hit google for lenders, accumulate about 15 names/numbers/email addresses and then contact all of them and tell them what I'm trying to put together, the best one to deal with usually presents themselves fairly quickly in my experience.

How is it the homes are under contract the day they hit mls?

We are planning to hit 2500 people 5 times for a total cost of $4700.

That run ended last december as I picked up 4 houses in 6 weeks - some really solid deals.This last year, I didn't hit on a thing though until a month ago.

If so then 800 for 6 monthly hits would be quite doable.

I will just take it step by step and deal with it when I hit a wall.

My preference is single family or multi-family homes in the northern NJ area, only because this is it will be easier to manage it all.
