I'm not really understanding how my cash on cash return could be infinite but I guess I don't have the best understanding of how it's calculated.

I'm guessing at all of these numbers but hopefully these some of this helps with analyzing if it's worth doing.Likewise with HELOCs it is normal to pay for an appraisal. 

When the house was built, it was supposed to be a 4/2, but the owners decided to just not have the contractor build the wall between the two rooms and instead just make it into a huge guess room.

In the case of commercial terms, the deal has to be even better I guess, huh?

If so how much is appropriate to add, I guess this would depend on tenant turnover.

I have always been fascinated with Real Estate and it hasn't escaped me that pretty much all rich people own real property somewhere.I originally had planned to take some time to educate myself further before jumping in, but recent family events have left me in a position that I am being looked at to do something with a family home, so I guess it's time to get on the horse! 

They live paycheck to paycheck, so my guess is they will be around for a while.

I was hoping for something closer but I guess that is hard to find with good returns.
