@Paul ZangerFrom my experience, I go on the walk-throughs in my out of state rental on the Section 8 inspection and visit family all for a tax deduction.If you can't see mom, I would send mom to the house and give her a gift card.

Go to your local REIA, meetup group, any gatherings where there are large amounts of people and give out your business cards.

Not a week later, Discover Card calls to ask me about the "new" application I just submitted!  

One thing to note, as an "absentee" owner such as myself, I call up AHS after the appointment has been made but before the servicing takes place, and I pay upfront a $100 "service fee" with credit card.

Hopefully, it straightens out soon my only debt is 50 a month in cards if I gave a balance no car loan nothing  

However, you should expect a hit to your credit score to affect the interest rate you are charged on your credit cards, even your joint credit card accounts.  

You'll have to judge if your tenant is the sort of person who even has credit cards, cell phone bills, utility bills in their name.

Their business card will have business (only) number and probably a P.O.

I refinanced, took what I would out of my primary residence, and used a handful of 0% teaser rate credit cards.
