If you are flipping as a rehabber you will pay more taxes regardless if your company is structured as an LLC S-Corp, C-Corp etc or Ptrshp because you are flipping and considered a speculator not an investor per government policy.

The biggest thing I can think of prior to going into rentals is to have an attorney review a lease to ensure that all applicable laws and regulations are followed to protect you when you do have tenants.

To go blasting through a damaged area you really need a crew you can count on.Another issue is that government (city) will usually move in quickly, security first, then hazards removed, safety inspections, then the public and owners come in.
