I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

Rent to own was a good strategy till 2014 when Dodd frank changed the game and considered it a predatory lending practice .

I'm not a mortgage lender, but in my opinion, once they have funded the deal and the title has transferred it should be a done deal. 

I stepped away from my real estate goals years ago when my son was killed in an auto accident, and suffice to say that recently I made the decision to get back in the game doing what I love.
