I think too many agents stop being concerned with how to help from an investor standpoint when they hit a comfortable groove so I come on here all the time to read up on issues and solutions from investor viewpoints, lender viewpoints, contractor viewpoints, agent viewpoints and sometimes even governing body viewpoints (usually the least fun to read but still informative all the same).

I found and read the BRRRR book, and have since been looking at properties and running numbers on them, mostly for practice/fun. 

You're working a job in a business that needs to be successful- you'll be putting in a ton of hours to deal with tenants who can't open a front door (yesterday's fun).

If so, you need to find another contractor to finish it....not going to be fun, but the probably the only solution.

A family with middle school/high school aged children might not need or care to have a large back yard, but instead a fun place to hang out outdoors could make your place stand out.

@Jack NiI couldn't really believe this was a legitimate question, so I checked your other posts about the right time to wake up and buying a house 367 feet (measured by Google Maps) from the railroad tracks, the 80 lb. dog that chewed up a fence post, your post wondering in general about being sued, your comment about how you want to get a real job selling movie tickets and candy...Are you really sure real estate is right for you?
