It isn't likely the mortgage holder will subordinate to a new mortgage {possible though)and it isn't likely any lender will come in second on a deal like this.

The real issue is getting the lien holder to release the former owner from liability, which requires a very solid and well-qualified new owner to assume sole liability.

Doing the title search proved that the first (and only) lien holder was foreclosing, and the outstanding debt was around 180K.My cramped calendar permitted me from attending the auction due a very hectic schedule!

I don't think the law is completely settled but I have seen attempts by second position holders try to make failure to subordinate arguments against modified mortgages which were subsequently recorded after their lien.
