My dad is a self-employed owner of a plumbing company that has been around for 12 years, he is a 50% owner with his partner being the other, and they are an LLC that is registered as an S-Corp.I have been working with a lender for the past 2 months, and between a lot of back and forths, we were finally able to figure out how to work in enough deductions back into his income in order to get his income underneath the required 50% DTI in order to qualify.

We have a flip project going on in Atlanta and now we've been thinking thinking about house hacking something around ($250k) and finally getting out of our apartment, we already have a close friend who would rent out the room/apt/duplex but we also really want to get into one of our local rental markets and purchase a cash flowing SFH since they are so cheap and its on an army base (PP:$100K Rent:$1,200) (we would do both of these conventional) so my question is, should I purchase the cheaper rental first and get it cash flowing then go onto either buying a home or buying a home to house hack?

I don't know the deal and suspect you are trying some Airbnb or resort operation but if you look at what actual resorts sell for and how much more value you get in buying a resort, you will see why this sounds like a stretch paying full retail for 4 different condo units.

However, they stated that IF they were to do this, then we would be responsible for moving all the furniture out of the unit to accommodate this, and that we would also be responsible for any damages that occurs to the new flooring from date of installation to our final move-out date, "whenever that would be" (which we know is tentatively 09/23).Upon doing my research on vinyl plank, I learned that it is easy to damage it, if we were to accidentally drop something on it and that - more worryingly - damage usually happens when furniture is being moved.

@Kendrick CarterI would suggest following the @the203kway on Instagram.If you plan to spend more than $35k in renovations or there are structural repairs, you will be required to use a 203k HUD consultant - who is a great resource throughout the entire process.In my opinion, building a cohesive team is most important - below is the path I followed:1) 203k HUD consultant > asked for lender referrals 2) 203k Lender > prequal letter provided 3) 203k Agent > had personal 203k experience and completed transactions previously4) Offer Accepted & Under Contract > completed HUD walk thru and scope of work provided 5) 203k Contractor > asked for referrals from everyone, and the one I found was currently working on 203k projects and understood the process I am now just awaiting the contractor quote to finalize the loan commitment process!
