What I usually do is hit google for lenders, accumulate about 15 names/numbers/email addresses and then contact all of them and tell them what I'm trying to put together, the best one to deal with usually presents themselves fairly quickly in my experience.

Samantha have you taken any fair housing classes? 

While this is a fairly fun job, it gets boring/repetitive after a while and it can be a cubicle job at times (awful).

Change out lights with low-e permanent LEDs, and make sure you have good furnaces so they don't use space heaters, and you will be fairly safe.

So I did some research in the area on comps etc and am fairly familiar with the area since I spent majority of my life there. 

I do a fair amount of rentals here in NJ for my investor clients, listing them for rent. 

. $2500 would be more than fair but not likely to make any difference of significance to your bottom line.
