One thought might be that if you're concerned about the time frame,  ask the buyers to extend the closing date to allow you to put the right pieces in play.

The Treasury Regulations are very clear that a Qualified Intermediary is not permitted to release the 1031 Exchange funds unless certain events have occurred such as the 45 calendar day identification period passing or the 180 calendar day exchange period passing.

@Roy N.Indeed, those were some horrendous times to try and borrow money - although if you were cash rich and wanted to buy bonds I guess you were pretty darn happy :-)It's a healthy reminder to be conservative when projecting and to not over extend!
