Logic doesn't work with dealers and they generally have an excuse or a way to look past any sense of reality you thrust upon them - I would communicate through a proxy saying their have been complaints about illicit activities and also a notification from the police - do your best to make sure they don't know your name as the owner. 

I tolerated weeks of excuses nd finger pointing thinking they just wanted to get the job done. 

No excuses people.

In short, Ill take conservative and realistic (singles and doubles) all the time over the home run pro-forma thats sure to crash and burn (well maybe not quite that bad, but I do like to hear 'good news' and have my team under promise and over deliver rather than make excuses for promising a huge win and delivering sub-par performance).

We just don’t have the insane prices, taxes or insurance that makes those high down payments necessary.Now that you’re numbers have been refuted I’m sure you’re about to swoop in and buy several Vegas properties as I’m sure you weren’t just making up excuses why you couldn’t get started.

Don't use it as an excuse to flake on college. 

The cost for a tenant to move from a great landlord and home is significantly higher than the 5% so they will stay and probably say thanks.If the previous year had some drama at the home the tenant wasn't responsible for such as a flooded basement, leaky roof, rodent infestation, noisy neighbors, etc.... you may get some push back on the increase and the excuse they need to move.  

In my RE classes, we were instructed that if we were ever in a situation with other RE agents and a discussion  of commissions came up, we were to loudly excuse ourselves from the conversation in order to avoid charges of price fixing.If you are worth your salt, stick to your commissions.
