@Dave FosterThanks Dave , it’s the same physical building and address unit 1 and unit 2, unit 2 is above unit 1 and I am currently paying all the electric and gas bills.

Also this should be fairly standard but make sure the electrical is all grounded, I just spent about $5,000 adding outlets and grounding the electrical in a 1950s house to bring it up to today’s code which also meant outlets every six feet instead of one or two in a room.

So, if you wanted to get all of your cost (rehab and purchase) back from a refi, you can't offer more than $430.The property has good bones like I told you :NO Structural problemNO Foundation Problem I will be redoing all electrical , water/sewage , gas and probably the some thermal Isolation .Brand new kitchen , baths and tiles .Open the Layout to an open concept .So my GC estimated based on his visit on the property that rehab cost would be around 100k to 200k .

I added sprinklers in the mechanical room, wirelessly interconnected smoke/co alarm (with hard wired power connections) in the basement bedroom, mechanical room, living room, staircase and 1 upstairs, development permit with the City of Calgary because the lot was zoned RC-1, building, plumbing and electrical permit for the renos.

Better yet and maybe even for more money see if there is a trade union apprentice school around you where you could learn plumbing and/or electrical and/or HVAC.

For the past 2 months they don't have electricity in the unit but they have all other utilities as I pay for it through association.
