TransUnion’s SmartMove is fantastic...I just screened a couple that wanted to rent one of our units and it was super easy.  

Serve them notice, evict them and move on.Your life will get really easy when you have quality tenants that pay on time. 

There seems to be opportunities in the low to mid price range, Not sure what your reference to Seattle is, do you plan to invest there or are you using it as a comparison to the Stockton. 

My realtor referred me to someone that works for “AMGbanking.com” I have never heard of them and their website seems a bit funky. plus the number that they contacyed me feom is in california andi am in florida.

The only ones that are even on the grid are solely SFR and even those are not very easy to find.

They are willing to sign but don't understand they are taking full reponsibility, no matter how hard I try to explain.They want a shorter term, they have no credit, they have a pet, and I'm willing to bet they don't have a Landlord reference, either.Hard pass.

When I refer to raising the rent, I refer to being able to charge on the higher side of market value as opposed to the median.

Fees should be clearly stated, easy to understand, and justifiable.

They make things so easy dont they.
