Could easily be a 15% or more difference in ARV.

The downside is that the returns are a bit lower but overall I think it's a great first property.

., you should easily be able to obtain a personal loan from one of the lending crowd funding sites and not even have to put the property up for collateral.Your approach to real estate investing is interesting and very unique.  

Make sure they are local and trustworthy people who will return your phone calls promptly.  

They company can easily go to a bank- but if I can profit off it If you had a high degree of confidence the deal would close- to the question- what terms would excite you for a 2 month period?
