Our plan for now is to invest in a duplex (live in one unit) in Bergen County, NJ.

I own a duplex and a fourplex, both of which I financed through conventional mortgages and with 20% down. 

Selling would be nice to pay off some debt and have the cash available to jump on a deal (looking for duplex or triplex) but can't decide if it'd be smarter to rent our house out. 

This is a duplex and I live in one unit.

I am looking to having the tenant in the other unit of my live in duplex make a payment to me via mail box.

So I am looking to hear stories from folks that are new into the real estate market, who don't already have millions of dollars to invest to see what kind of plan they are implementing.I have considered building modular (not mobile) duplexes, because research says the cost to build per square foot is less than standard stick build. 

My husband and I own a 2 BD 2 BA luxury condo in a gentrified area in the suburbs of Washington, DC near a metro station.Our costs for our condo will be $2100/month- mortage is a 15 year mortgage at 1.5% interest, HOA/Utilites payments are $500 a month, property manager (a friend) will be $100/month for a total of $2100.

I make 90k a year and am looking to buy a duplex to "house hack", live in one unit and rent the other.
