Whoever you use for a contractor, try to include a default provision in their contract, where if they stop work for more than a week barring acts of nature, then you can cancel the contract and keep the unpaid amounts as liquidated damages.

If he truly has nothing he won’t be able to defend himself and you’ll win a default judgement.From there yes you can place a lien against his house, so whoever wants to buy it next will have to pay you as well.

That means, that if they miss a pmt you get a call/notified right away.NNN deals are nice, but you don't want a tenant putting you in default and then finding out a ways down the road if he doesn't pay.

You can't "force" somebody to sell --- maybe unless you are in a Godfather movie or something...The foreclosure process is how the holder of the Note takes Title judicially as the lendee has defaulted on the payments.It seems from your description that the loan is greater than the the market value of the property.
