I'm wrapping up my first flip in Rockland in a couple of weeks and we have been relatively glitch-free - except that we just learned that the carpet color the buyers want is special order and can't be delivered in timeIf that's the biggest glitch, I'll be pretty darn happy.

I've bought a couple houses on my own now, but I like the idea of having a group of people with aligned interests and varied skills.

@Rodney Getsy I have some references for you as well if you want to shoot me a PM.As far as ATW I have never personally worked with them but I will say I haven't heard anything good about them in the years that I have been doing this.I have worked with a couple of the sellers trying to sell a house that they bought from them on owner finance terms. being the that the seller was being foreclosed on by them.

So some apartment buildings have switched to using a move-in fee instead of a couple hundred dollar security deposit.

That will affect the value of your lease as well.Typically best to worst as example backing the lease:Taco Bell:Yum brands corporate guarantee (10,000 plus stores)Subsidiary of YUM brands corporate ( example 10 states and 600 stores)Large franchisee ( long time operator with say 100 plus units and decades as an operator)Small Franchisee ( a couple to maybe 5 units etc.)Non- brand tenant (Joe's Taco's) that has no franchisor or support system.   

In the couple years that I started doing what they say to do I've hit multiple 6 figure income, quit my job, and spend a lot more time with my family.

I've been investing for 9 or so years and I will always check with my realtor about every 6 months to see if any new lending has popped up that she's aware of.I know for a fact that a couple of investors in my area are now using my lender strictly based off referrals from a previous seller realtor that saw how I was closing my deal with their buyer.
