What is your prediction on rental rates and multifamily property values in your market over the next year? 

I'm in the position to apply(depending on lender DTI requirement) for conventional financing through the builder at <6% interest rate in this current market.

I only have 200 mailers out and consider the conversion ratio to be very strong.

I currently have an interest rate of 10% from Live Oak Bank.

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

Hey everyone, as I'm sure you all know, it's hard to find properties that cash flow (or really even come close to 0) with the traditional 20% down and 7% interest rate that we currently have.

If the last number in the column makes you smile then you do it.This applies to foundations, total guts, interest rates....everything about RE.

What I'm hung up on is how to make a deal work so that it produces a satisfactory rate of return for the money partner.
