I have had good luck with Glacier bay 1.28 gpf at home depot (Consumer reports likes this model as well).

This is probably the hardest and most time consuming aspect of what I plan to do.

We don't want to leave money on the table, but at the same time we don't want to sit on the place forever either.  

Being a broker forever, I can say this:  it is often the buyer's agent's fault; we just don't like having to make appointments with uncooperative tenants.  

IE hey I can sell your complex for 15 million.. that's what they lead with NOT hey how much are your rents.. to me that would come last and in due diligence.I followed a linear path to you when I came to Oregon SW Wa and was buying timber rights and timber land.who was my target market..  65 to 100 year old owners who had lived on the land forever..

You can't protect them forever.

It would take me forever to reach my goals buying real estate at retail prices and putting 25% down each time.
