To complicate matters, if they are leaving, I want them gone now because in 2 months, the house will not be as desirable as it is now (Too many renters, not enough houses right now with school starting). 

The work arounds are somewhat complicated, and have possible troubling consequences should the marriage not work, should one party pass away before the lien is paid off, and would require changes in wills and intended inheritance.

@Andrew Yip Im late in the game but I use Fast windows or Contractor Windows for cheapy ones or if customer doesn't need quality, Irwindale windows for my Milgard needs, Jimmy is a really good guy, goes out of the way on my install, mine was very complicated and needed his expertise to explain to the architect what limited options they have.

It does make it more complicated, and many sellers may not be able to make it work, but it is possible. 

You could build one yourself on a PC in your home office with many user-friendly programs at home, even using Excel if you don't want a terribly complicated relational database.

I would think that this situation will only get more complicated with time, and assuming that your Dad has no interest in a serious, long term relationship with this woman, better to take care of it as soon as possible before he gets any more emotionally involved.

Sounds like the elderly lady has the power to sell, due to her age it is highly advisable to include relatives as to what might be going on, simply keeping them informed, but that doesn't mean complicate the matter with multiple owners!
