I own real estate outside of CA, both in the country and internationally but have chosen to rent in Hermosa Beach due to the high cost to buy a home in coastal southern California.The apartment complex I live in was bought April 1st by an private equity company who gave all the residents a 60 day notice to vacate so they could due a total rehab.   

They tend to have limited leverage and higher interest compared to other products like HELOAN or DSCR, but if you desire a LOC, I'm sure they're out there.

I'd like to check into using a property management company for my first property, then I'll add it to my second.

Financing Insights: We wanted to utilize leverage on a larger asset, so we used low down payment owner occupied financing.

I have another friend who is expanding into the STR business with in KC (He owns the territory for the company he bought in to...right now he is just in STL)Happy to give you his info as well

Thanks for the info on the two management companies, I'll definitely look them up. 

I am trying to do some due diligence in searching out those mortgage companies that don't care about credit but keep running into brick walls.
