Just read as much as you can, go to as many meetups as possible and pick up the phone when you start feeling stuck.

But if you remember the premise of what crowdfunding really is (a new word for a very old concept) you can find Tenants In Common projects that will allow non-accredited investors and be 1031 compliant.  

It seems to be becoming more and more common.
