Getting alternate financing (wm2nd, heloc, etc) for equity position may be possible but it will 1) be at market rate 2) may increase the due on sale clause. 

Thanks Stephen, yea I did talk with one private loan officer whom also said to do a sale and rentback but need to talk to some more for sure.

Should I locate title companies close to the area I am thinking of or does it not matter where they are located?

I have so many people who bought a parcel at tax sale, so thrilled with the deal they got and then when they bring it to me, I usually find development constraints that make it clear why the last person abandoned it. 

Land that I already own is listed for sale, no dice, not looking to reduce price.

Closing is 24th -- I want to go back to them with something concrete rather than arbitrarily say "As is, take it or leave it".

I am working on closing a sale of one of my properties which is being held up because I am being ghosted by Trophy Point. 

I will be closing on my first duplex at the end of this month.
