As your removing laundry from units it would be a good time to put in separate heat and hot water in.This will not be an easy feat and will take a bit of time especially since you are not local.Does this location have Natural Gas service?

Any LLC of that nature would need to be a newly created entity specifically created for that purpose, in which the Solo 401k (or self directed IRA in that format) is the sole member.

Some guys biggest challenge is being able to find money , some have plenty of money but cant put accurate financial projections together and get talked into buying terrible deals by clueless realtors in short skirts.

Concerns would of course be the distance (we live in southern CA), nature of the HOA or management, and the present state of the tourist and real estate markets in Maui.We also own a condo where we live, so far things have been okay.
