Any LLC of that nature would need to be a newly created entity specifically created for that purpose, in which the Solo 401k (or self directed IRA in that format) is the sole member.

Some guys biggest challenge is being able to find money , some have plenty of money but cant put accurate financial projections together and get talked into buying terrible deals by clueless realtors in short skirts.
