Eliminate debt, establish a budget, and save.

An uneducated eye may think that's a silly statement because there appear to be a ton of listings in Detroit.But many of them aren't worth buying.

There's not a ton of information about this topic so i'm just curious on how investors are running their comps on their small multifamily investments. 

Could you take a moment to answer a few questions?

A Starbucks building in a suburban nice area in California is going to go for a 5% cap rate, and in Kentucky an otherwise identical building with a NNN Starbucks tenant is at a 6% cap rate.

@Mostafa Koperly sounds like a good plan for the building! 

generally though if your doing this with other investors you dont personally know then a PPM would work.. or if its just a few say 2 or 3  then an LLC would work .

However, I don't feel the majority of tenants are considering that when trying to find a place to live.

It was rented before I even got a chance to put it on the market.
