Here my thought process so far, but bear in mind its a work in progress. 

Bear with me for a second, this got long. 

I would suggest sending tenants a notice of the situation state that you beared the expense the first time and you will fix it the second time after that the tenants will share the cost since both homes share the line. 

I've written about this before but it bears repeating, don't get taken out of desperation.

First year in existence so here comes the tax question...please bear with me...1. 

This helps answer a key question for me to plan my spring / summer, but I've found that you can almost guarantee the next question will be "are you raising the rents?"

We can add value to our rental properties and charge extra for that added value if the market will bear it. 

I'd say the biggest concern would be are you rehabbing the entire house because this gets pretty dusty.  

Make sure you notify the tenant where they are held within 30 days of lease signing as well as whether the account is interest bearing or not.
