I have a ton of addresses to skip trace but no first and last names for a lot of them as I am driving for dollars most times. 

I was military too, I remember those days ;)  On the flip side, you have to travel all of a 30 second walk to address any issues that might arise. 

I never got a forwarding address despite leaving several messages, so I sent his final statement to the same address to be forwarded to him and never heard a thing from him. 

I too would like to add language to the lease addressing this topic for the next few months and a new SFH renter.

Lease Options look beautiful as long as everybody does what they are supposed to do.I haven't heard anyone address the possibility that the seller doesn't make the mortgage payment and the property goes into foreclosure.

We don’t have the resources for that.Food is more essential even than housing but they haven’t passed a law letting people walk out with a cart full of groceries handing the cashier an IOU.This is a problem and is not being addressed at all.

You should be able to send an address to an Investor Friendly Realtor and they should be able to do all of the leg work and return to you what an offer should be, so you just need to make the decision on whether to buy or not.

Is there a letter or cleaning list you send to the tenant addressing what would need done before they leave?
