You can always refinance early and pull your equity out of properties to either pay off the balloon OR acquire more properties which can help in paying off your existing properties faster.

So if you get a HELOC for $50k and only use $20k to purchase another property you are only paying interest on $20k.If you go the cash-out refinance route you are paying interest on the entire loan from day one.At a 75% LTV based on a $270k ARV you would have access to $202k minus your $153k debt leaves about $50k.

They don't have access to the interior of a property, so there is quite a lot that they do not and cannot take in to account.

I believe HA still has the option to wait 24 hours before approving them.As a Premier Partner you have access to phone numbers during the inquiry phase.I have seen where others have provided feedback form other booking sites and I have not seen any positive feedback on them.I am even getting bookings through Expedia now since they own HA.

Would it be best to use bank financing for the first purchase or should i look into hard money(13%) then bank for the cash out refi.These are just example figures to make round numbers im looking at properties of less cost/value.Im trying to figure out the best way for me to acquire deals but not having to tie my money up restricting me to move on to the next
