There may be a deductible for each service you get (such as paying $5 for each prescription) or there may be one deductible for whatever services you get for a whole year (such as paying up to $500 for all services during a year).

Keep in mind as the buyer you have to qualify for the whole property, not just one side, unless of course the other side is either purchased or you are able to purchase just one side and it's deeded seperately.

A general warranty deed usually warrants title through the whole chain of ownership through time.A special warranty deed which is what many banks and REO do is saying " I only warranty title on the property for the time I have owned it ".Quit claim basically says " whatever interest I have in the property I give to you but no warranty on title is implied whatsoever "Hope it helps.
