I bought a property last year in WA state and the lender failed to foreclose for 10 years.. and the lender just mailed the owner their deed I had never heard of that before I guess there is some statue of limitations as to when a mortgage or deed of trust needs to start an action once default has occurred.

In WA state I would simply be required to disclose that I'm a real estate broker, as you have done, not present them with the Law of Agency, which is the equivalent of your TREC form and addresses representation in a real estate transaction.

PM keeps late fees, that is expected because we agreed to.Now I decided to terminate the management agreement due to various reasons (e.g. starting eviction and then accidentally accepting payment from tenant or doing maintenance for 3 months and lead unit into abatement and potential lost rent).Now they demand that I have to pay the remaining late fees tenant owe to them.As for applying rents to late fees first - WA state recently made a law that tenant monies should be applied to rents (and utilities) first, then to late and other non regular fees.

@Daniel ClarkHold off using your VA Loan until you get posted somewhere like DC where the VA Limit is really high.Lots of banks will allow you to put down only 3-5% down for a conventional loan if you are a service member PCSd to a location.
