He was mentioning that if I take on multiple mortgages it will lower essentially my buying power because it will make my debt ratio profile tight and effect my buying power for my family home.

Having more than 25 years of financial markets in my curriculum, its easy to understand.But there are different investors profiles.

If there is a gap in your profile, e.g. a low credit score, there are private lenders that can work around this.
