I had my va look into some 'rural' areas including Fayetteville, NC (where she lives) and she found some positive indicators of cash flowing buy and holds there that would meet my low purchase price 2% criteria.  

I personally have SFR's and my last purchase came with a property management company and since I am thinking of moving out of state...Anyaway, my research indicated that property management was between $50 and $75 a month depending on a variety of factors.Hope this helps a bit!

Deliver the application to their current resident, look to see what type of vehicle they drive, how well the vehicle is maintained and even if there is trash on the floor of the vehicle will give indication of how they will treat your house/room.  

I found court records indicating BoA vs. current property holder on title & WashingtonMutual so I assume that is the title defect?

Earnings quality, rather than improving is actually deteriorating, as indicated by the increasing gap between official and pro-forma EPS numbers.

@James Wise brought up a good point about asking price being indicative of area.It is in the Newport/Covington Area just outside Cincinnati.

But the fact that these often go into foreclosure too indicates that they are not necessarily "safe".

There should be some large descriptive headline text indicating what the user is seeing when they land on the page.

In a backwards way, having a tax burden is a trailing indicator of a good thing.

I always pay close attention to the unemployment stats as an indicator for the ability to bump up rates.
