The numbers are below:House #1 (4 bed 2 bath):Year built: 1994Square footage: 1440Listing price: $105,500Under contract price: $98,500 ($100,000 with $1,500 credit)ARV: $125,000 (conservative)Repair cost: $6,000-$7,000 (realtor's estimate but can be less)Rent: $1,200-$1,300Location: E 75th st & N 700 W, 46236House #2 (3 bed 1 bath with 2 family rooms):Year built: 1961Square footage: 1389Under contract price: $30,000ARV: $50,000 (conservative)Repair cost: $7,000 (wholesaler'so estimate but can be a little more)Rent: $800-$850Location: E 25th st & N Post Rd, 46219Any feedback on these 2 properties especially on location is greatly appreciated.

To start, this is a brief overview of what I have gathered thus far:Condos:Pros-Low Risk (big expenses are covered by reserve fund)-Low cost-Easy to rent (multiple exit strategies)Cons-Low Reward-Hard to find deal that are worth it-HOA or Condo boards can be a pain (regarding all aspects)-Directly affected by any/all units in property-Susceptible to changes regarding condo fees, bylaws, and management.SFH:Pros-Autonomy-Easier to find deal/larger spreads-Can be unique, fate does not rely as heavily on nearby unitsCons-Much higher risk of large issues (plumbing/mould/structural)-More square footage (on average) = Higher cost for both property and renovation...Now this may be all wrong, but if any of you have any insights to add, remove, or add for townhomes or MFH please join in.Till then,Brandon

The great, 3-5 year tenants are not the majority.If the place gets beaten up by tenants, because of the square footage, it will cost a lot to get market ready if you decide to sell it later.The only two arguments for keeping a property like this is if you have a killer loan that you can no longer get or if you are in a soft market and can't sell for what you need.

looking at a foreclosure that the previous owner added around 200 additional square feet.

This was done without a permit, so, the County doesn't have the 200 sq ft on record, Shows a 2bd -1b, its now a 3bd -2 b

The thing I like least about this property is the square footage.
