To be fair the market is soo hot that i basically had to make offers same day as the houses came on market to get anything.

@Christopher Brainard  In a hot market listings are better than buying the house unless you absolutely stole it. something is just not quite right I have to think other brokers make complaints to the board about this..

Powers corridor is hot right now, and prices are higher than the rents justify, for the most part, IMO.

I think your best bet is to target hot areas and target off-market deals until the MLS levels out.

Not sure about the hot water heaters or electrical.

I could understand if it was 3 days without hot water.3 days with an oven that works, just imperfectly, is not justification for a discount.I would move forward, if they bring it up, tell them your position and re-evaluate if they are persistant.

ChrisRental market is hot in phx right now.  

Perhaps it's only performed in a white hot rental market. 

My strike price would be around $240k, maybe a little more in a hot market.Then there's "just go hire a contractor"  hahaha, oh man.  

people and brokers do not understand that Zillow is an advertising company NOT a real estate company . they corner the advertisement market by buying all there competition :                                  Trulia , Streeteasy , Hot pads , Naked apartments all owned by Zillow  it is worthless .
