Any modifications or improvements costing over 50% of the building assessed value triggers sprinkler rules..Also, and modifications within certain categories of work triggers the rules as well...such as upgrading a heating system MAY trigger the rules.It has become so bad many towns are putting the same rules on 3 unit buildings.

Everyone expects the laundry facility to be covered by rent, so it's not going to work.Besides just water, you also need a dedicated water heater for it, you can't teed off the hot water from a unit, because then that tenant is paying for the electric or gas to heat the water used by everyone.I am not sure it's cost effective, and even if it is, I believe the trend is towards more all inclusive in general.

The shells were gutted and EVERYTHING was replaced, walls, ceiling, floors, roofs, plumbing, heating, electric, AC, kitchens, baths, windows and all wood work.

BPers,I am looking for an inexpensive way to use oil heat to make sure my pipes don't burst in the basement of a 4 family apartment building I own.Perfect scenario:1 heating source that connects directly to a standard oil tank and produces enough heat to keep a large and well insulated basement at about 55 degrees in Vermont winters.Could any of you point me in the direction of such a heating source?
