Hi Carmen,    Another friend from Dayton. 

I know for a fact that rental income can be used to qualify you for the mortgage, at least in my case this was frequently discussed between my mortgage specialist and the underwriters at the bank.What really attracted me to the home possible program was the ability to cancel PMI without having to refinance (like an FHA).

Our goal is to eventually create enough monthly cash flow through rental properties to quite our jobs so we can travel and enjoy time with friends and family.

Lessons learned: always maintain cash reserves for maintenance/repairs, fire bad contractors pronto, be friendly with renters but not friends, a decent buyer's agents do not make a good seller's agent, I must always keep my thumb on the numbers and eyes on the contractors, and as with anything else -- you get what you pay for when it comes to contractors Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Any Good investor friendly title company's in the charlotte area that anyone recommends using ?
