Also, I do see some NNN lease property vacant during the lease, if they are corporate guaranteed, the company will still continue pay the rent until lease end, but how to handle these vacant property during this period before the lease end?

That disclosure may provide a position to defend a call of the note in the future.The risk is lower if the borrower is directly involved and higher if this is from the borrower to you and you to a new buyer.

what dose your gut tell you stick with what you know or take a chance, if you take the price of 240 after the repairs then you have a $80,000.00 window to break even the question is how much for repairs VS put under contract and monies you would make for that

You might be liable, depending on how you advertise the property, what you disclosed and how, your contract and state law, and for sure you can get sued and you'll have to defend yourself ($$$).
