A good handyman can replace a light fixture and faucet, rehang a door, and troubleshoot a boiler.

either way that 3day/sales event helped me make a decision that flipping or wholesaling is not my cup of tea and decided to start buying rental properties .    

I have a PowerPoint deck that lists examples of appliances, fixtures and floor coverings that I would use for the owner occupied unit along with the corresponding  retail prices if that helps.  

Like I stated above, this will likely include clean lines, LVP floors (these have the added benefit of lasting a long time and being hard to damage), nice counters, upgraded baths, and kitchens, matching fixtures and hardware, and for bonus value, adding in some sort of "Wow" factor can make the big difference in vacancy time.

New vinyl "wood" plank flooring throughout, new cabinets, countertops, dishwasher, sinks and faucets, lighting fixtures, paint, window treatments, door seals... literally everything but the bathtub and stove was replaced, and it looks beautiful.
