You have more cash to reinvest in other deals so you could potentially match your cash.Easy numbers to illustrate pointHouse cost - 100k produces -$ 200 or $1000 and 20k down So your friends put 100k down he makes more than you $200 versus $1000On the other hand you only put 20k down, you have the same 100k you buy 5 houses So now you have5 houses $500k value 100k down 1k cash "plus" you have principle paid down !

Once we put a property under contract I will have a scope of work and a budget in mind and I will get bids from a couple contractors we work with.The best way to know the ARV of a property is by using the local MLS to check recent sales and properties currently for sale that are nearby and match your property in question.

Wholesaling", on the other hand, means that one individual "controls" the property via a Purchase Agreement acting as a Principal (Buyer) in the transaction and then assigns their "Equitable Interest" to another (Buyer) who then completes the transaction.It is very important to note the difference between "Acting as a Real Estate Agent" and "Wholesaling".Any kind of "Match Making" without having a vested interested in the asset, when it comes to Real Estate, is illegal.
