Better late than never...

You are better off waiting until this renter is out, cleaning the place up, and then showing it vacant.Your lease should include something about the tenant maintaining the property, you should inspect every 3-6 months, and you should have consequences for tenants that fail to comply. 

Or if you know of an app you think is better than this one would appreciate hearing about it.  

Some better than others, but be happy with what you are doing.I have lent money, done flips, wraps, rentals.

Once you go next week you should have a better idea of what someone would need to do to update and rehab the property. 

Are rates any better? 

If you are considering that it would be better to use a good agent like @Ray Hage, you will get a lot more money.

You are taking away yard space and limit parking, but I would call the City to get a better idea.
