First, don't take this the wrong way, but you really need to use some punctuation - periods, commas, etc.

I feel like I just read a book, and realized I live in the wrong area to apply the principles of the book.Any advice would be great.Thanks

someone please correct me if I am wrong)  I am able to search properties by address, owners name, parcel etc and look at recorded data, and I am able to look up tax information and past sales info (to a certain point at which they began electronically recording them I believe).  

I may be wrong on this but I thought it just recently changed in September of 2015.

@ Chris K - yes - me either - I have actually had to kick people out of my yard - and it wasn't even vacant - I caught a delivery guy taking a piss in my garbage area and kicked him out made a guy trash digger leave my house cause he was leaving garbage all over and getting beligerant and telling he did this every single day and it was his job and that he knew everything we ate , drink , and threw away - when he would not stop  - I physically closed the lid on his arm and removed him from the areamade some guy drop  a package he was trying to take away from my multiplex when he could not identify himself or why he was taking it .. saying that it was his " cousins"  - made him drop the box.. he said  " i was gonna feel stupid when i found out i was wrong later... "  that never happened - it was my tenants packageI could actually go on and on .... in retrospect ..

A 4 unit in the wrong neighborhood may never sell.

If he deposits at bank also reach out now asking him when but not if he has, assume the "deposit" this takes you out of an accusatory position in case it was sent, or deposited with a wrong number etc.  

I'm a novice though, so I am probably wrong. 

I am not sure how Wholesalers work and would think those options are for Cash Only buyers or limited financing, i might be wrong of course.

Scott is located in suburban Georgia (someone feel free to correct me if I am wrong on that) so his estimates on various things may not be applicable to your particular market.
